Rent listed does not include utilities, but assuming normal use, should average right around $750/month total. Your share of utilities will be raised if your use is excessive.

Rent is due the first of every month, cash only. Term is a two month minimum, ideally until at least the end of March however. If I feel we get along well enough, I would be willing to extend on a month to month basis after that. 'Alternative' methods of payment of any kind will not be accepted. Ever. Rent more than one week late will incur a late fee of $50/week late. I will let you know your portion of the utilities as I receive each bill. Can show the bill if necessary, so you can see that I'm being fair. Failure to pay your share of everything in full by the end of the month will require that you are gone at the end of that month. However, if you need an extension due to circumstances beyond your control, talk to me, and I will try to work with you as much as I can afford to. Must have first and last month's rent (which I will adjust for your move in date) in hand on your move in date.
Bedroom includes one (unfortunately not very comfortable) bed, a lamp, a dresser, and a desk chair. There is also a fairly spacious walk in closet running the length of one wall. We can relocate everything except the dresser to my shed if you will be bringing your own furniture. Room must be kept clean. If I develop a pest problem, due to your failure to maintain a reasonable level of cleanliness, you will be billed for the full amount to take care of it. If you receive an offer, I will send pictures upon request. I will not work with third parties, period.
You will be expected to help clean shared spaces.
Smoking is outside ONLY. No excuses, no exceptions.
420 friendly, but if you insist on actually smoking it, I will need you to confine that to your room, so I don't go into work smelling like that. ALL other drugs are a hard no. (Obviously not counting medications you have a prescription for.)
Drinking should be minimal. I'm long past my party days, and don't enjoy spending time around frequently or excessively drunk people anymore.
Must be able to keep noise to a reasonable volume at night, due to my schedule. Emphasis on reasonable.
I am allergic to cats, or I would allow them. That includes outdoor cats.
Medium sized or smaller dogs are fine, but they MUST be friendly. The friendlier the better. You will be responsible for all care, cleaning, and repairs they incur.
Mental health issues or conditions that don't cause you to become violent, destructive, or cause serious hygiene issues are fine.
I will do my best to be respectful of your race, gender identity, or sexuality, but I will absolutely drop the ball on occasion. Please bear with me.
If you have hearing loss or are deaf, you are welcome as well, but I don't know any sign language beyond hello and thank you. Would be willing to learn at least some basics, to make you more comfortable, however.

Mid 40s, male, ADHD (Inattentive Type), homebody, gamer, reader, TV watcher. Can and probably will talk, at length, on a huge array of subjects, if allowed. Have a profanity problem that gets worse as I get excited or irritated. Can't control it long term, but if I start to get excessive, you are free to say something, but understand that you may need to say something more than once, due to my ADHD. Other than that, I prefer to be kind, polite, and respectful, but will not hesitate to match your energy if you cannot be. If I get irritable, which will happen (ADHD again), just give me a few minutes to breathe, and 99% of the time, I'll be fine again.
