Building Systems

General ability to perform a wide variety of general building maintenance repairs and services. Apartment Maintenance and Repair
Responsible for the completion of all maintenance service requests as assigned. Replace washers, faucets and seals on malfunctioning plumbing equipment; repair leaky faucets and clean clogged drains; repair or replace toilets; repair or replace bath fixtures. Troubleshoot leaks. Candidate must be comfortable with garbage disposal clearing as well as maintenance and replacement and repair kitchen appliances. Person must be able to hook up refrigerators, dishwaters and stove/ovens properly and safely. Request and install appliance replacement parts. Make repairs to walls and ceilings, drywall, decorative trim, doors and windows.
Complete make-ready process of vacant apartments as directed by the Property Manager/Maintenance Supervisor. Check all faucets and drains to verify they are working. Check all outlets, lights and HVAC units to verify they are in working order. Clean HVAC filters. Caulk windows if necessary. Replace/repair door/cabinet pulls. Check cabinets in kitchen and bath to be sure they are working properly. Caulk bath areas as needed. Replace tile/flooring as needed. Check vents. Check balcony and balcony railings for security. Minor installation/repair of hardware, door knobs and locks, closet doors, blinds, screens. Insure additions to fixtures or personal items left from previous resident are discarded unless instructed otherwise by supervior.
On-call Emergency Response
Responsible for 24-hour emergency maintenance service as scheduled. Carry pager/cell phone as required for on-call maintenance. Must be capable of responding as a representative of the company with decorum and customer service skill to a variety of emergency situations including: Shutting down elevator and/or assisting with evacuating mis-functioning elevator; water leak due to plumbing failure or roof/window leaks; fire alarm trouble shooting; HVAC replacement/repair; responding to fire alarm trouble signal and other general situations considered in need of immediate attention as outlined by the procedures provided by the company.

Additional
Responsible for alerting the Property Manager and Maintenance Supervisor of any unusual occurrence and/or damage that have taken place or that may occur. Also report any unsafe conditions. Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. Follow established company policies and those outlined in the Employee Handbook. Essential Functions:

Responsibilities:
Cleans ash urns. Vacuums carpet areas. Dusts furniture and equipment. Polishes furniture and bright areas. Familiarizes self with the proper use of all cleaning equipment and chemicals. Cleans offices; cleans restrooms. Cleans brass, glass, mirrors, counters, millwork, baseboards, doors, etc. Mops hard floors utilizing mops and buckets. A security escort is required should these persons perform these functions in a restricted casino area. Position is located in a cigarette smoke environment.

Minimum Requirements:
Is able to work in smoke filled environment, and is able to sit and stand for prolonged periods of time. Able to change schedule with short notice. Will abide by all the PA Gaming Board Regulations and all PA Harness Racing Commission Regulations. Must successfully pass a Hair Follicle Drug Screen Test.

Educational/Essential Skills.Experience:
Open. Physically strong. Experience preferred but not required.

1. Be comfortable being in with the dogs all day and being part of the pack.

2. Be attentive and able to watch dogs closely for signs of illness or rough play.

3. Be physically fit and able to lift 40 pounds easily.

4. Be able to stand on feet for a minimum 5 hour shift (or more).

7. Be able and willing to clean crates, mop urine, pick up poop, mop floors and many other cleaning tasks that management may require.
